Call to Order
Committee Chair Jennifer Wagner called the meeting to order at 3:32 pm.
Mindfulness Moment
The group engaged in a Mindful Moment as the meeting was called to order.
Approval of Minutes
Committee Member Karen Dunbar moved to approve the minutes of the September 11, 2023, September 25, 2023, and November 13, 2023 minutes. Commissioner Lizette Mill seconded, and the motion was passed unanimously.
Old Business
Insurance RFP Update
Director of Accounting Tara Gaffney reported that Lamb Insurance Services has been chosen and is in place as the new insurance broker. The process of policy renewals is currently underway. She noted that there is an attempt to consolidate properties into a single application where possible.
New Business
2023 Audit & Tax Schedules
The updated audit and tax schedules are included in the meeting packet.
Ms. Gaffney will schedule meeting with Eide Bailey when they are on site with Chair and Vice-Chair.

2023 Forecasted Results and Actions
Ms. Gaffney noted a significant amount of time has been spent internally working on the forecasting tool.
Ms. Frammolino noted that the draft of the FY 2023 financials will be presented to this Committee in February.
AFC Calendar
Ms. Frammolino presented and reviewed the AFC Annual Calendar, which is included in the meeting packet for reference.
January Training - Tax Credit Training
At the January meeting of this Committee, there will be training on low income housing tax credits (LIHTC). Committee Member Mill noted that there is a module related to LIHTC in Yardi's Aspire and suggested that this could potentially supplement the training. Ms. Frammolino and Ms. Brewen will review the module and discuss if it can be incorporated into the training. Committee Mill will also review the module and provide feedback.
Financial Services Workplan Review
Ms. Frammolino reviewed 2023 accomplishments and plans for 2024. The 2024 work plan will be put on hold and reviewed at the next meeting.
Board Report - DRAFT
Ms. Frammolino presented and discussed the draft AFC report to the Board. The Financial Services workplan objectives section will be removed from the report.
The Committee approved sending the Board Report summary to the full Board.
Adjourn Meeting
Committee Chair Wagner adjourned the meeting at 4:26 pm.
